I have absolutely no complaints about the company Kvartstroy, namely, the construction and terms in the residential complex Bulatnikovo! I bought two apartments in the Bulatnikovo residential complex (last year, at the beginning of summer). Since the conditions and price range in Kvartstroy were better than in the market of housing under construction in the Moscow region. In the Bulatnikovo residential complex, all apartments come with finishing, where for this and more money, developers offer apartments without finishing, with bare walls (this will still have to be invested in about 1,000,000 rubles in finishing). Plus, the location of the residential complex itself plays a huge role (1.5 km to the Moscow Ring Road, railway station Bitsa Kursk direction, which crosses 5 metro lines and 6 railway stations). And I invested my money when Kvartsroy didn't even have a building permit! I didn’t even have an elementary contract in my hands for a whole year. We signed the contract only this year, a year after I invested money. I have a dacha in SNT Nektar and therefore I knew that there would be a construction of a residential area, only Kvartstroy was strangled by local officials delaying the construction permit, because. the company is new in the Moscow market and the competitors did not sleep accordingly. So I want to say that in a year my two apartments have grown in price by 1,200,000 rubles each! And prices are skyrocketing. Everyone can try to take a chance with Kvartstroy. But before that, everyone should find reviews on the Internet and think carefully. I did just that, then I went to the office to talk to the managers. The construction was accredited by all possible banks. And I still bought an apartment! To say that I regretted and spent a lot of nerves is to say nothing. The deadline for delivery is already overdue for a year and the apartment has not yet been rented! At the same time, there were 9 months when the house was not built at all. Do not expect any information from the client department. Standard response: "We have information. What do you want from us?". Who should have it? Until now, the house stands undelivered and instead of the client department I go to the construction site and there I hear a specific answer: "There was no funding, there were no teams. Now it seems to be better ...". And it got better when 11 months ago they opened 2 new facilities. They, apparently, will get better when the next ones are opened (there the deadline has been postponed by only 3 months). Personally, I would not recommend this office to anyone else.

After all, no one wants construction under your windows, eternal dirt, noise, equipment working and unintelligible personalities (builders) "hanging around". So everyone is slandering as best they can, they denigrate both Kvartstroy, and the bank, and all of us (investors), put together.
First, about the bank. Expobank, with which Kvartstroy LLC cooperates, lent its client for the construction of this residential complex in the summer (220 million rubles). This information is on their website. And what do you think the bank will do for beautiful eyes? Of course, the bank needs collateral for such amounts. This is a COMMON practice of any bank (I myself work in a credit institution, I know). If Kvartstroy finishes building its object, it will pay off the bank, if not, then the bank will become the owner of this site. That's the whole logic. We have a market economy, commodity-money relations are everywhere, and no one lends money to anyone just like that. It's just ridiculous when I read on the forum that Expobank has this site as a pledge. Let him have it, to his health, otherwise the bank simply would not have loaned money for construction. That's the whole logic. This is a common practice (I repeat), ANY construction from scratch begins with a loan for this construction.
Secondly, Sberbank opens accreditation for a developer under a mortgage not at the zero cycle, but, as a rule, at 15-20% from the start of construction. As a rule, when the 1-2 floor is already being built. Now on the site, as far as I know, there is not even a zero cycle yet, but - 1 (pit). So forget about the mortgage from Sberbank for now, it may appear later, when there will be something else on the site besides deep holes.
Thirdly, the developer in Moscow is unknown, it's true. In the regions, he has proven himself not from the best side, and this is also true. Here, alas, one has to take their word for it that they plan to enter the capital's market, showing themselves on the example of this "LCD Bulatnikovo", so to speak, "in all its glory." Earn a business reputation in the capital region with this particular complex. Further, as I know, they are negotiating the purchase of land in the west and north of the Moscow region. In general, here they want to give everything to "all 100", so that in the future none of the potential future buyers and local authorities could point a finger at them, they say, in the Bulatnikovo residential complex they "promised a lot, but did little." I REALLY want to believe in it, I am also an ordinary buyer and I am extremely interested that everything goes well, that everything that is paid for is delivered with high quality and within the agreed time frame. Alas, here we can only believe and hope that everything will be exactly as promised, and that in a year and a half we will receive the keys to settling. Buying non-existent housing is ALWAYS a risk, even if the developer is with the biggest name in this market. ALWAYS.
